Go to settings and try resetting the mapper to factory.
Everything is built in and it should work fully without any changes.

From the VDJ hardware guide for the unit:
So single click will sync the decks but not lock the sync
Holding it for a sec will turn on beat_lock, so that it stay sync'ed
If you feel that it jumps when you turn on lock something's is off on your beat grids
SO you can fix those, or instead re-mapped the flx10 to use pitch lock
Regarding key sync:

Press this button to automatically match the corresponding Deck's tempo with the opposite Deck's (or the Master Deck’s if using a 4 decks Skin) tempo and phase.
Hold this button down for more than 1 second to enable/disable Beat-Lock. When enabled (led will blink), the Decks are kept synchronized even when moving the Pitch, scratching etc.
Hold down SHIFT and press this button to manually set the Deck as Master Deck and force the other Decks to synchronize with it.

Hold down SHIFT and press this button to "lock" the track's pitch to its original key. The track's tempo will remain at the speed designated by the Pitch Fader.

the exact problem is that I don't have AUTO SYNC ON PLAY on the ddj flx10 controller. because I want to put songs with very different bpm, and with this function it must be disabled with the mouse :(

You are a little hard to understand
So you want to map a button to toggle auto sync on play?
That is almost certainly not mapped
In that case the script you need is:
setting 'smartPlay'
Remember that it's deck dependent so you can toggle it independently on each deck
